Sellers & Potential Sellers- Beware of this. Real Estate is a profession, just as anything else in this world. Do you do your own dental exams or car repairs? Not likely. You need someone who does this EVERY day to get the best results.
Here's the biggest problem: listing exposure.
Funny story, on of our neighbors had his house listed FSBO (for sale by owner) for two years. When did we hear of this? Oh, about nineteen months into it. And to top it off, it was $30k+ above market value.
Moral of the story here- no one knew about the listing and no one was able to guide him through the process of pricing it correctly. So it sits.
Negotiations, conversations, appointments, and contractors? Let's see here- besides the buyer there are a list of people involved in a transaction.

The buyer who wants the best deal possible
The buyer’s agent who solely represents the best interest of the buyer
The buyer’s attorney
The home inspection companies, which work for the buyer and will almost always find some problems with the house
The appraiser if there is a question of value
